Operations Management
There has been radical change in the way employees demand services and in the demand we are experiencing operating and maintaining our increasingly complex buildings, particularly the “intelligent” ones.  This has been brought on by advances in technology both for the worker and for the building, in new communication methods, the demands of the regulatory environment, the changing demographics of the workplace and a heightened awareness of the importance of environmentally friendly environments as well as safe protection for our employees, visitors and customers.

CenterStone believes that facilities should be considered renewable assets.  Although they have been built to provide at least 30 years of service, they can, with proper operations and maintenance, perform for 100 years or longer.  This is also because, if they have been designed to be flexible, their interiors can be redesigned and renovated to support new activities and functions easily. And because each building component has their own lifespan of 10-50 years, they each require regular maintenance tasks according to where they are in that lifecyle to perform optimally.

CenterStone Operations Management was created to maximize the lifecyle of each of your buildings.  It provides functionality for both reactive (service requests) and preventative maintenance where a work order is issued due to a need for a particular service from a employee or automatically from a prescheduled task list.  CenterStone has integrated Operations Management with the Space, Lease and Asset Management modules.  This integrated approach streamlines workplace management by dramatically reducing the time and resources needed to track and manage operations and maintenance with both internal staff and service partners.

CenterStone also provides employee-self help functionality by enabling employees to place and manage service requests from within a corporate intranet.


Service Requests

A need for service is in entered via the web or by a phone call, a service request is generated and it is sent to the proper receiver in operations management anywhere and anytime.  The solution allows you to:

  • Generate service requests while searching, locating and referencing buildings, assets and human resource requirements
  • Communicating in real time with service managers to request and view service status
  • Provide complete employee access to service request generation via a common web browser
  • Click on a floor plan to create a service request that references a specific space or asset

Work Orders

Work orders can automatically be generated from Service Requests, Preventative Maintenance Schedules or standard system templates, providing the ability to customize your internal processes to fit your business needs.  You can:

  • Track and manage work order labor costs, budgets, and materials
  • Stage and monitor the progress dates, schedules, and sequence in which Preventative Maintenance tasks are completed
  • Utilize dashboards to track work order volume and clearance
  • Assign internal and outside vendor resources to tasks and work orders
